Many homeowners wonder if they need to replace their roof or not. Re-roofing your home is a big decision that involves many factors. To help you out, below are some of the most common questions we receive.

Older roofing shingles typically have a lifespan between 15 – 30 years, depending on the shingles’ quality, the location of your home, tree cover, and how well they were installed originally. Some warning signs that can tell if you need a new roof:
- Curling shingles
- Loss of asphalt granulation (appears to have bald spots)
- Evidence of a leak in the ceiling or attic
- Cracked or discoloring
- Decaying shingles
- Missing shingles
- Visible cracks
- Wind or hail damage
- Broken or damaged shingles
- Leaky valleys where water seems to puddle (icing too)
Perhaps the number-one concern when homeowners need to file a claim is whether or not their rates will go up. If your area has recently experienced an act-of-nature, home and property insurance companies are legally required to increase rates for the entire area. In short, yes, unfortunately, your rates will most likely go up — and if so, they will go up whether you file a claim or not. So why not get your money’s worth?
While our quotes are typically the first or second to be approved, most insurance companies require at least three quotes regardless. After all, who wants to pay more for a job when someone else will do it just as well for less? But some insurance companies have been known to bully homeowners into accepting quotes that are suspiciously a little too low, resulting in shoddy work and costly repairs, which of course, they won’t cover. Naturally, there are external variables that affect all roofing projects, like weather, or if there is a second layer to remove. But, typically our contractors are completely finished with your new roof in 3 or 4 days – including removing the old roof and clean up.
We carefully inspect everything before any work is begun and this inspection process starts from day one. If your gutters and downspouts are in good shape then our roofers will work around them. To avoid damaging them, we don’t remove and reinstall them once your roof is complete. If your gutters and downspouts need minor repair, we can provide an estimate for this too.
This completely depends on whether the roofing shingles are past their prime or the original roofing contractor installed part of or the whole roof system properly. Perfectly good roofing shingles can be repaired if the damage isn’t severe or affects the integrity of the home. If the shingles are old and decaying, it’s economically smarter to replace the entire roof. All of these questions are discussed when the inspection has been completed. There can also be one other factor that may cause us to replace the whole roof, and that is if we are unable to match the style, color, and type of shingle currently on the house.
